SouthPort 45 will be a Class A industrial business park located in the Southeast Houston submarket. The project, situated at 13400 & 13500 Scarsdale Boulevard with immediate access to I-45 and Beltway 8, is less than 15 miles from the Port of Houston, Hobby Airport, and Downtown Houston. The development will total 668,077 square feet across three buildings on 82.09 acres.
The business park will include a 395,657-square-foot cross-dock facility, a 176,452-square-foot front-load facility, and a 95,968-square-foot front-load facility. Each building will be delivered in move-in-ready condition and will feature approximately 2,500 square feet of office space, dock levelers, and warehouse lighting. The buildings are designed with 32- to 36-foot clear heights, modern dock-high loading, and ample interior circulation throughout the park.
Construction is underway, with delivery anticipated in the third quarter of 2026.
